MAKING AN OFFER

First, we prepare a thorough comparative market analysis, enabling you to make well-informed decisions and understand the true value of the property. CONTRACT TO CLOSE

Option Period, Inspections, and Due Diligence 
  • Option period: This is a timeframe providing an unrestricted right to terminate the contract which allows you to investigate the condition of the property and negotiate based on findings.
  • Schedule inspections: We will help recommend inspectors and specialists to assess the property's condition (e.g., structural, mechanical, termite, HVAC, pool, etc). 
  • Review inspection results: Your agent will help you understand the inspection reports and discuss options that pertain to negotiating any necessary repairs or credits with the Seller. We want to ensure moving forward with the purchase is in your best interest. 
  • Perform other due diligence: Research the property's title, neighborhood/HOA, obtain insurance quotes, discuss the survey, and any other factors that may impact the sale. 
Finalizing Financing & Preparing to Close 
  • Finalize your mortgage: We work closely with your lender to ensure you are informed throughout the mortgage process and provide all required documentation to the lender. 
  • Title work: The title company will conduct a title search notifying all parties of clear rights to purchase the property. If any encumbrances arise, we work with the title company and Seller to resolve any outstanding issues. 
  • Underwriting and appraisal: Your agent will consult with the appraiser to ensure proper valuation of the property and the lender’s underwriting department will review your loan file to pass all state and federal requirements. 
  • Receive loan approval: Once your loan is approved, you'll receive a commitment letter from the lender. 
  • Obtain insurance: Make sure your home is properly insured including homeowner’s policy as well as flood insurance and in some areas windstorm/coastal coverage. 
  • Update utilities and services: Schedule the date for utilities, internet, and other essential services to begin in your name. Your agent will be able to guide you through the selection process, especially in the open energy market. 
Closing Process 
  • Final walk-through: We will visit the property to ensure it is in the agreed-upon condition including the removal of Seller's personal items. 
  • Closing documents: Prior to closing, you and your agent will review the closing documents, provided by the title company, to ensure everything is accurate and agreeable. 
  • Closing day: You will sign the purchase documents including the loan, deed, and settlement statements.  Once all documents are approved, the title company will verify receipt of funds. The property will officially become yours.
